I represented a Seller of a 3BR small townhome near Ladera Golf Course in a recent transaction. The Buyer’s representative selected Termite inspector A, yet by contract my Seller was to pay for this inspection. Inspector A came to the property and was in and out in five minutes. I asked Inspector A “is everything o.k.? No sign of termites?” and Inspector A smiled and responded, “yep, no signs of termites.” The next day I received a Fax that the inspection report was not completed because Inspector A had to come back and do more inspections because some of the furniture had to be moved so he could get to the walls. Inspector A never asked me or the tenants that were present at the time of the inspection for anything, let alone help in moving the furniture. I had a talk with Inspector A stating that he wasn’t communicating at all, so I fired him. I then asked Rich Swinney of Critter Control if his company could do the inspection and with-in a couple of days. As a favor to me, his son Ryan came out and did a 55 minute inspection. I watched Ryan mainly because I wanted to learn and calm down my Seller and his tenants. Ryan did an excellent and very detailed job. I knew then I had hired the right inspector.
Oddly enough about a week later, on another transaction where I was working with the Buyers, the Seller’s agent had contracted with Inspector B for a small townhome. The Seller had requested a second opinion. So I suggested Critter Control. First, I got a verbal over the phone, then I got an on site estimate the next day, at a significantly lower price than Inspector B’s estimate. The Seller, a corporation, was happy with the lower estimate. Ryan of Crittter Control came out to the home and worked about two and a half hours doing the treatment. Again I hung around towards the end and Ryan did an excellent job and he cleaned up after himself (when he could have done not such a good job because the property was vacant). The next door neighbor appreciated the clean up. Additionally, because of the way the contract was written up, the Seller ended up paying for the entire termite treatment. My buyers were happy because the problem was solved and they received a one year warranty to boot.
About two weeks later a good friend of mine had termites in her home. I made sure that she contacted Rich Swinney of Critter Control. I know that for her size home she paid right in the middle for what it cost. She could have shopped around for $25 or $50 less (or $50 more) but what she got was excellent service and the job was done right. Just knowing that I was sending her the best person for the job made me feel good too. Her problem was solved and she will probably recommend Critter Control to her friends and neighbors.
Pricing is a part of hiring anyone, yet I believe it is most important that we refer the people we know who will do the job right.
Lastly, Critter Control is not just a “termite inspection/treatment” company. They have a whole range of different services. Like if you had a possum in the trash problem, they’d come out and solve it.
I can’t say enough good about Rich & Ryan Swinney of Critter Control and I’ve only known them for two months!

I just wanted ya'll to know how much we appreciate the great customer service we got with Critter Control. Early this week, we had an amazing amount of inconvenience associated with some work Comcast was scheduled to do. It made me appreciate how very smoothly all our interactions with Critter Control were handled. Most of our impressions of your company result from Tom's courtesy and diligence, but the office staff was pleasant, capable and responsive as well.
In a world where you have to battle your way through layers of useless menus just to talk to a person at many companies, it was refreshing to deal with you guys. Nice job.

I want to express my satisfaction for your exclusion work at the above address. I had told several pest control companies about our concern about the possibility of mice in the attic.Their response was minimal to ludicrous.
When your technician inspected and found holes in the roof I was astonished. Several roofers and a civil engineer had inspected the roof over several years and had missed them. It was like sudden revelation when your technician used the word "exclusion"! The problem has apparently been solved.
